I have called to speak to the manager every day for the last 4 weeks. With no response
We have been trying to get out of 2024 lease that we signed prematurely. We were scared into signing it because of limited housing in Jacksonville. Now we can’t get out of it because the management company keeps telling us that they are not @ 100% occupancy.
Right now my opinion is they do what to make money and don’t care

Overall I really love gamecock, as every apartment building it has things it improve on. However, I think it is the best apartment complex I could have found for the price. The best part is how kind and friendly the staff are, they really take the time to listen to help. The only bad thing I've experienced living here is having a hard time parking close to your building.

So far so good. Kind helpful staff, and lots of amenities. Bright side is, maintenance is amazing. I never lived anywhere with a reliable maintenance team before now. The place is also very well kept, there is a lot of guest parking. There are also way less bugs and roaches in comparison to campus housing. Well designed, spacey rooms, and the rates aren't terrible in comparison to campus housing. The only cons I can think of is that the amenities should be open 24/7 to work with different schedules, the walls are kinda thin and pretty rarely the internet goes out(but they fix it pretty quick tbh). Its about a 4.5 star based on location to university, staff, and price.

I wish I could leave a good review. Unfortunately, I am unable. The lack of professionalism is astonishing. The belittling and demeaning words that come from their employees' mouths to the students living here is appalling. I'm not sure what the hiring process is or their vetting system. It clearly needs to be reviewed. This is just one issue I'm reviewing. There are many more. This apartment complex is a walking lawsuit ready to be filed. Majority of people will not stand up for themselves and their rights regarding issues until they are out of their lease. Due to the threatening ways of the staff. DO NOT RENT FROM HERE! Do your research and please ask around for stories from previous tenants!!!

Horrible. Hated it. Zero Stars if I could give it to them. Beware of nikki the gamecock wicked witch. They won’t take you seriously and will overcharge you for anything. Never has a single clue to say when asked a question, can’t confirm what one person says or wasn’t acknowledged. Maintenance was always walking in without informing you the day before or hours ahead to prepare or maybe have clothes on. Different rooms from the tour so don’t be fooled, the actual rooms are wayyy smaller. Different amounts of rent (they just raised it). Unless this is your last resort.. STAY AWAY FROM GAMECOCK VILLAGE. Also your pet 100000% will receive flees from living there. Positive note: some events were nice to go to but pointless lowkey ?

Document everything & take pics while dealing with this place. I have videos & photos of everything. Moved out in July 2023 but was told that deposits will not be sent out for 45-60 days after move out date. I’ve never experienced this type of delay. They just got deposits from new leasees for this fall. Why the long delay? August is nearly over.

Gamecock Village is an excellent place to live thanks to its kind staff and convenient location! As someone who lives a couple hours away from campus, I am always excited to arrive here after a long trip. The landscaping is beautiful and the rooms are very clean.

Getting tired of being woken up early in the morning by the sound of lawnmowers, weed eaters, and or leaf blowers what seems to be 3-4 times a week, broken glass in the grassy area all around the complex where dogs are supposed to be walked, people doing donuts in the parking lot at 2am, groups of people hanging outside the complex in the middle of the night, the pool and other amenities being closed on weekends and only open 10-4 (when people are in class/working) on weekdays, the office and amenities closing early multiple times a month for no specific reason given, the office staff having to enter rooms on various days a month for whatever reason (with no scheduled time to enter), and the tap water/ice that smells. These are not just problems I specifically have with the complex but general issues at least 20 of my friends that also live in the apartments have. This could be a really great place to live if the amenities we pay for were actually made available to us, security was better, the office gave scheduled times to expect them to enter your apartment, and very loud lawn care was done once a week not early in the morning.
