The current owner swindled the previous owner to sign a deed. He now runs around like an entitled liberal with a gun. Gros negligence on maintenence causing an influx of rodents and pest. Snakes rats cockroaches on one side only. Also a constant runoff of water erroading the public roadway. John is his name. According to POA regulations this is unacceptable so when will benton county supervisors do their job? Snakes around children the owner and all down the line and up the line will be more than likely associated with the bills. Ticks with Lyme disease, mosquitoes with west Nile virus..the keeps growing just saying

Definitely went from bad to worse in the last five ( or more) years. The owners treat the general public like enemies. The once pretty creek is now completely trashed and has almost no fish or wildlife. They aren't even on property for half the year and leave so called "maintenance" to random sketchy people. The place is over run with cockroaches and criminals. The plumbing leaks sewage into the ground and wastes water with leaks on the main roadway ... Do not recommend unless you're homeless and looking for one step up from that ?

*Pedro Rivera-Vilanueva is a resident at these apartments. As such, it is my sincere hope that no one I care about will ever be near it. I used to live here with my children. I used to play here as a child. This, a while ago, was a community hub of sorts for the area; the only place you could get a beer. I fear and pity the series of events that led to such a place as it has become.

Risk factor 3 with a high risk of repeat offense, at 13890 Turn berry Lane, apt. 263 next door to the Siloam Springs City Lake parks and a nearby private school down the road.) The “new owners” of Dawn Hill should really be ashamed of themselves. The place could really be beautiful if they cared about it even just a little bit. But honestly I don’t know how they can look around at this place and not feel completely embarrassed. I feel like they delight in creating the most run down place in all of Siloam Springs, Arkansas! It would be fantastic if they would just sell the place and leave, because honestly I bet anyone would care more about Dawn Hill than them. It’s so sad... and they actually try to charge people who own condos here to walk around our neighborhood! If they see you out trying to enjoy a beautiful day here and there they will approach you and tell you to leave. It’s so upsetting. My husband and I are in our 40’s, and thought when we moved in that it was going to be delightful strolling around holding hands after dinner or on the weekends... nope! They actually threatened to call the police if we continued to walk the grounds! They are very cruel people. I wouldn’t rent from them. They are overpriced and dishonest. They promise to make improvements around here and it’s just gone downhill. It’s depressing and disheartening. There is a pool but hasn’t seen a swimmer or water in years... why can’t the owners fix it up? I bet the people around here would gladly pay monthly fees if there was an operational pool here! But I guess misery loves company!

Truthfully I always thought I'd hate living here but I really like it. I love the location more than anything and the owners are nice. The neighbors can be a tab on the crazy side but we all have our moments. I really like it very pretty and fun outdoors area

The grounds are always in urgent need of being cut, apartments are way over priced, the manager Is not only rude and offensive but a creeper who sets up cameras to watch the women, the whole place is over ran with cockroaches and the management doesn't intend on doing anything about it.

I lived here for about 2 years. I got there and it wasn't so bad. Usual noisy neighbors and such. We were told that by the time we moved in, the carpet would be replaced and that they would put us near people who tended to be quieter because me and my husband work 3rd shift. (Cant get mad that loud people did move in, because it's not their fault that other people are inconsiderate of others) there were holes in the carpet when we arrived. We were given a leather couch when it was specifically asked that we not receive one as we have large dogs (the only reason we moved in was bc of the lack of being able to find a place that will let us have them in the area) there are 2 sinks in the bathroom and the left one had a constant leak, to which we informed the landlord, who never came to fix it. It's fine, theres a second sink. When it rained, the front door had a water fall down it INSIDE that we had to manage because once again, informed management who did nothing. About 3 months ago where the ceiling leaked over the door, the ceiling gave way. I texted a picture to management who said they'd be over to fix it and never showed up. A couple months before moving, we got bugs in the room terribly. They provide cable and internet but the internet is ONE shared router between the entire property PLUS 1 extender therefore, you cant ever get the internet to work and if you feel like paying for your own ON TOP OF THE $1100 rent, good luck because you cant, we tried. And the cable will work if the bill gets paid. (DirectTV informs people ON THE SCREEN when a bill is passed due). On top of all these issues, when rent was due EVERY WEEK, you will be unable to get ahold of the management. And when we got there it was 250 a week which is already too much, but they raised it a couple months ago to 275 a WEEK. That's 1100 A MONTH. Given that that pays for water, trash (the garbage was almost always full-not their fault either but still) and electric but for a one bedroom in Dawn Hill/Siloam springs Arkansas is still too much but once again, the only place that will accept all size pets. The children in the area are not well maintained which is not the managements fault but a huge issue. They would come by and bang on my windows to rile up my dogs and then get upset when they barked (they are labs with deep barks). Due to thin walls, I was able to hear the children threaten to throw rocks at my car windows.. I found those same kids in my minivan when the doors were locked (I know they were locked but they could have been messed up. Doesn't excuse their presence in my vehicle)

The cops came to my door multiple times, looking for fugitives, over the years. This place is okay for a short term living situation if you can afford to overpay for a one bedroom apartment but dont stay too long or you will grow to hate it and the people that are trying to make it better.

$2000 to move in. Dirty carpet, dirty floors, dusty and musty. Cockroaches. Mouse turds. Dirty tattered furniture. Broke dressers, broken faucets, ripped beds with blood and filth. Dirty bathrooms. Dirty cupboards. Broken stool. Broken paper towel holder. Barely any lights work... or need new bulbs... we will see. Their supplied vacuum shot sparks. Broken fireplace frame. Chipped paint. Broken microwave. Certain fixtures broken off wall. Took an hour to turn the sink "off" after it was off. Moved from 17 hours away after being told by the keepers how wonderful it is here even Facebook is quite misleading. We all itch in the living room. No trash can. Goodwill furniture is better. I feel like an old lady lived and died here. Found garbage underneath furniture and random items my favorite is the lube found by one of the kids. Look I get wanting to save money but we pay a pretty penny. Being fully furnished at this point doesn't count because it's all 50 year old decrepit junk. Just because your from the ghetto doesn't mean you have to live/be ghetto. The grounds are terrifying as it is. The tennis court looked last used 30 years ago... I bet the pool is absolute ghastly! Improve the quality your offering before this place becomes a drug den if it isn't yet. I'm easy to please but you should be embarrassed. I'm not sure how they do it in Arkansas but in Ohio this is the ghetto. Decent people don't live like this and stay away from here. What happened to social responsibility? Also, in Ohio this goes for 450, not $x,xxx. Give the people who live here a decent existence they certainly pay enough for it.
